A bathroom is the only room in a house where paint is asked to survive steam twice a day. Almost every bathroom repaint we are called to has failed for the same reason.
It is usually not the paint
Peeling near the ceiling and above the shower is a ventilation problem wearing a paint problem’s clothes. If the extractor is weak, undersized, or vents into the loft rather than outside, no product will hold.
We check that before we quote, because painting over it is selling you the same job again in eighteen months.

What product
A bathroom-grade paint with mildewcide, in a satin or eggshell sheen. Flat paint has almost no moisture resistance and it is what most builders leave behind.
Preparation is different too
Any existing mildew has to be killed rather than covered — painting over it feeds the next growth. Soap film on the walls also stops paint bonding, so bathrooms get washed before they get sanded.
Grout and caulk
Old caulk around the bath and basin should come out and go back new. It is a small part of the job and the first thing anyone notices afterwards.
