A deck two feet off the ground and a deck ten feet off the ground are different jobs. Height brings posts, bracing, stairs and, past thirty inches, a permit and an inspection.
Access
Whether a truck can get near the back of the house changes the labour more than anything else on this list. Timber carried through a side gate one length at a time takes a day nobody sees on the invoice.
Ground
Cherokee County has a lot of slope and a lot of clay. Footings go below the frost line, and on a slope the posts on the low side carry noticeably more — which means bigger footings, not just longer posts.
Demolition
Taking the old deck out and away is real work and real disposal cost. Where the old frame can stay, resurfacing avoids all of it.
