Painting a rental is a different job from painting a home, and the difference is not quality — it is what you optimise for.
Speed matters more
Every day between tenants is a day of lost rent, which usually exceeds the difference between a rushed job and a careful one. We schedule turnarounds tightly and work the whole unit at once rather than room by room.

One colour, written down
A single neutral through the whole unit means any future touch-up matches without repainting a room. Keep the exact product and colour code on file — that record is worth more than the leftover tin.
Durability over softness
Eggshell or satin everywhere, including bedrooms. Flat looks better on day one and cannot survive a tenant, and a wall that cannot be cleaned has to be repainted instead.
Where to spend
Kitchens, bathrooms and hallways take the wear. Bedrooms rarely need more than a touch-up. Spending evenly across a unit spends most of it in the wrong rooms.
Doors and trim
Semi-gloss, and worth doing properly once. It is what makes a unit show as maintained rather than merely clean.
